Hospitality,rooted outdoors.

Norden Hospitality creates and operates distinctive outdoor destinations shaped by their surroundings, their communities, and the people who return to them.

A different kind of hospitality company.

Norden owns and operates outdoor properties in North Texas. Each one keeps its own name and its own character. Norden is the company behind them: the people on site, the standards they keep, and the long view on the land.

We're not a booking platform and we're not a franchise. When the water heater goes out on a Sunday, it's our problem, and we'd rather fix it before you notice.

Our properties

Every property is run by Norden and named for itself. They share our standards, not a look.

Countryview Resort

Princeton, Texas

Our flagship. Thirty-nine acres near Lake Lavon with 40-foot-wide sites, covered pads, a stocked fishing pond, and a full-time park manager and maintenance manager who are on the property every day. Walking trails toward the lake are underway.

Sundowner RV Park

Princeton, Texas

A quieter, long-stay park on County Road 439, a few minutes from Countryview, with a wooded fire pit circle and a walking trail through the trees. Most of our residents are here for work: nurses, pilots, contractors. We keep it clean, quiet, and well run, and the manager answers his phone.

Our approach

Three things we hold every property to, whether it's our first or our twentieth.

Place

Properties should feel connected to where they are.

A park near Lake Lavon should feel like it's near Lake Lavon. We keep the trees, open up the water, and build trails to the things worth walking to.

Experience

Small details decide whether people come back.

Hot showers, clean laundry, wide sites, and someone on property who knows your name. Guests notice the small stuff, mostly when it's missing.

Stewardship

Improve the property without erasing what made it valuable.

We buy places that already have something. Then we fix what's worn, add what's missing, and leave the rest alone.

The name on the sign is the property's.

Norden is the name on the work order.

We don't rebrand what we buy. A park that's been known by its name for twenty years keeps it. What changes is underneath: maintenance on a schedule, staff on site, and systems that let us run many properties as carefully as one.

Selling a park you've spent years building?

We buy campgrounds and RV parks from owners who want to see them kept up, not flipped. Most of the parks we look at have been in the same hands for ten years or more.

About Norden

Dustin Poole resting in the pasture with two Highland cattle

Norden Hospitality is based in Princeton, Texas, and led by Dustin Poole.

It started with Countryview: a 59-site park on 39 acres that we've been building out ever since, with wider sites, more showers and laundry, a stocked pond, on-site management, and a small herd of Highland cattle on the pasture next door. Sundowner RV Park joined next, a few minutes down the road.

The plan from here is steady. Buy good properties near the water, run them well, and keep the people who stay with us coming back. We'd rather be known for the tenth year at a property than the first.
